Introduction

Starting this week, I'll put Ashburn market data on a monthly basis instead of weekly basis. Here we go.

As of today 1/25/2009, there are 26 active listings (-1) in MLS and 10 homes (+1) under contract in last 30 days. This gives us an absorption rate of 2.6 which is better than last week's rate of 3.0.

*Miller & Smith Spirit of St. Louis models tend to take a while to sell compared to other models. This is true even in seller's market. If I remember correctly, this home went under contract at least 3 times. This model is more or less the precursor to the popular Clara Bow.

Market is picking up.

I'm tweaking my weekly update by removing new home listings in MLS. Since most listings just state base price, the numbers can be deceiving. I will focus exclusively on resale information. So here it is.

As of today 1/4/2010, there are 22 resale listings in MLS and 6 homes under contract in last 30 days. This gives us an absorption rate of 3.7.

*Van Metre has started the townhouse sales in Brambleton for the very first time. This is exciting. One thing I love about Brambleton is the diversity in architectural style and the variety of floor plans available. It's not like South Riding where you have new townhomes that look pretty much the same.
