January 2011 Brambleton Market Update

Introduction

It has been a great start to 2011. Brambleton real estate market is dominated by new construction sales. With this blog, I try to focus on resales only. I will be posting monthly resale information at the beginning of month. Here's all the resale homes that settled in January of 2011.

Commentary

As you can see, all of Summerfield condos are distressed properties. Summerfield condo prices are still about 40% off the all time high. Weekly Update 4/12/10 to 4/18/2010

Introduction

First my apologies for not updating the weekly blog. I will do my best to post them by Tuesdays. There's been tons of action on the market so I want to keep you posted. Market has been very active these days. This week we had 11 new resales come on the market. Expect more listings before May due to tax credit. Here we go with the weekly update.

As of today 4/10/2010, there are 29 active listings in MLS and 19 homes under contract in last 30 days. This gives us an absorption rate of 1.5.
