Condo
1. Centex Strattton. $329,950. DOMM/DOMP: 9/9.

New

5 new listings came out during the period of 11/30/09 to 12/6/09.

Townhouse
1. Van Metre The Plaza. $329,990. (New Construction)*
2. Van Metre The Gramercy. $339,999. (New Construction)*
3. Van Metre The Hudson. $349,990, (New Construction)*
4. Miller & Smith Merlin. $375,000.**

*Van Metre has started the townhouse sales in Brambleton for the very first time. This is exciting. One thing I love about Brambleton is the diversity in architectural style and the variety of floor plans available. It's not like South Riding where you have new townhomes that look pretty much the same.

**This is a relist.

Single Family
1. Centex Carlson. $595,900

Under Contract

According to MLS, 4 homes went under contract during 11/30/09 to 12/6/09.

Condo
1. Summerfield Florence. $150,000. DOMM/DOMP: 113/113. (Short Sale)

3. Summerfield Verona. $215,000. DOMM/DOMP: 2/2. (Short Sale, Sold)

Summerfield condos are getting destroyed. I think over 80% of sales will be short sales or foreclosure for 2010.

Townhouse
1. Beazer Chancery. $435,000. DOMM/DOMP: 5/5.

Sold

According to MLS, 3 homes settled during this period.

Format: Model. Address. Sold Price - Subsidy = Net Price. DOMM/DOMP.

Conclusion

Summerfield condo is getting rocked. Pretty much anyone trying to sell in Summerfield has to resort to short sales. This past week, I sold a short sale on 42425 GOLDENSEAL SQ for $189,300 net price. The seller purchased the condo for $372,900 in 2006. It's almost half price! To learn about short sales, you can visit my
short sale blog to learn more about it. It gets over 3,000 visitors a month.
