Brambleton Weekly Real Estate Update for 7/20/09 to 7/26/09

As of today 7/28/2009, there are 49 active listings (+7) in MLS and 18 homes (-1) under contract in last 30 days. This gives us an absorption rate of 2.7 which worse than last week's rate of 2.2. Here's the breakdown of the active listings:
29 New Constructions (+3) , 12 Traditional Resales (+1), 1 Foreclosure (+1) and 6 Short Sales (0).

Conclusion
The usual. Inventory is low. Good homes get multiple contracts. Short sales are leading the way. Starting next week, I'll have more detailed statistics for entire Ashburn.
