Weekly Brambleton Real Estate Update for 7/6/09 to 7/12/09

Due to MLS regulations, I had change the format of my weekly update. I won't be displaying the address of any active listings or any homes under contract. I'll try to tweek it as try this new format.
As of today 7/14/2009, there are 45 active listings (0) in MLS and 23 homes (+1) under contract in last 30 days. This gives us an absorption rate of 1.95 which better than last week's rate of 2.0. This is the lowest absorption rate since I've been tracking it since 2008. Here's the breakdown of the active listings:
28 New Constructions (+4) , 10 Traditional Resales (-4), 2 Foreclosure (+2) and 5 Short Sales (-2).
To see these active listings, click on the links below. I'll be using FranklyMLS.com to display all active listings and homes under contract. Idealy I would like to have one link but since there are several subdivisions (Summerfield, Residences at Brambleton, Brambleton) that make up Brambleton, I have to use 3 links to get all the listings. I'll try to see if I can come up with one link.

Conclusion
Nothing new. The absorption rate since I've been tracking. Also, be on the look out for Q2 summary soon.
