Introduction
As of today 9/1/2009, there are 31 active listings (+3) in MLS and 21 homes (+1) under contract in last 30 days. This gives us an absorption rate of 1.5 which is worse than last week's rate of 1.4 but still very, very low.

Buyers must do thorough research on some info about short sale for lenders may not disclose all necessary details. There maybe some delay on the approval process due to the condition of the documents.
